We will carry out a market appraisal to assess the potential rental income and then begin the search for a suitable tenant. There are three types of letting services available and fees are as follows including vat:

LET ONLY 6% including vat. plus an administration fee of £150 including vat. This includes collecting and holding monies at point of offer, arranging independent referencing of the applicants and any guarantors, confirming the offer, verify the presence of a valid gas safety certificate prior to check in, drawing up the tenancy agreement, preparing prescribed information in accordance with the nominated security deposit scheme, collecting and remit of initial months rent, agreeing collection of any shortfall and payment method, providing tenant with method of payment, deducting any pre tenancy invoices, make HMRC deduction and provide the tenant with NRL8 (if relevant). There is a deposit registration fee of £48 to register the landlord and tenant and protect the security deposit with a government authorised scheme and to provide the tenant with the deposit certificate and prescribed information within 30 days of the start of the tenancy.

LET & RENT COLLECTION 8.4% including vat. plus an administration fee of £150 including vat. This includes collecting and holding monies at point of offer, arranging independent referencing of the applicants and any guarantors, confirming the offer, verify the presence of a valid gas safety certificate prior to check in, drawing up the tenancy agreement, preparing prescribed information in accordance with the nominated security deposit scheme, collecting and remit of initial months rent, agreeing collection of any shortfall and payment method, providing tenant with method of payment, deducting any pre tenancy invoices, make HMRC deduction and provide the tenant with NRL8 (if relevant), advise on non resident tax status and HMRC (if relevant), collect and remit monthly rent received, pursue non payment of rent and provide advice on rent arrears actions, deduct commission from rental income. There is a deposit registration fee of £48 to register the landlord and tenant and protect the security deposit with a government authorised scheme and to provide the tenant with the deposit certificate and prescribed information within 30 days of the start of the tenancy. 

FULL MANAGEMENT 12% including vat. plus an administration fee of £150 including vat. This includes collecting and holding monies at point of offer, arranging independent referencing of the applicants and any guarantors, confirming the offer, verify the presence of a valid gas safety certificate prior to check in, drawing up the tenancy agreement, preparing prescribed information in accordance with the nominated security deposit scheme, collecting and remit of initial months rent, agreeing collection of any shortfall and payment method, providing tenant with method of payment, deducting any pre tenancy invoices, make HMRC deduction and provide the tenant with NRL8 (if relevant), advise on non resident tax status and HMRC (if relevant), collect and remit monthly rent received, pursue non payment of rent and provide advice on rent arrears actions, deduct commission from rental income. We will also arrange for gas and electrical safety checks, installation of smoke & carbon monoxide alarms, professional cleaning, inventory and check in services, deduct commission and other works from rental income, advise all relevant council and utility providers of changes, undertake property visits in accordance with agreed terms, arrange routine repairs and instruct approved contractors, hold keys throughout the tenancy term deal with rent reviews and tenancy renewals, serve notice for possession, arrange the check out and negotiate disbursement of security deposit. There is a deposit registration fee of £48 to register the landlord and tenant and protect the security deposit with a government authorised scheme and to provide the tenant with the deposit certificate and prescribed information within 30 days of the start of the tenancy. Other charges if required are as follows, gas safety certificate £75-£112, energy performance certificate £45-£144, pat test £112, additional property visits £72, create inventory £90-£160, check inventory £70-£130, cleaning £100-£900 (property dependent), check in £79-£165 & check out £86-£172 (property dependent)
